When you start or end a tenancy, you’ll be asked to complete a Condition Report. This important document records the state of the property before you move in and after you move out, helping to protect both you and your landlord.

What is a Condition Report?

A Condition Report is a document that describes the condition of the property, room by room, at the start, during and end of your tenancy. It helps:

  • Record the state of the property

  • Track any changes during your tenancy

  • Avoid disputes about bond deductions at the end of the lease

Both you and your landlord/rental provider will typically fill one out together at the beginning and end of your tenancy.


How the Condition Report is Received

Your landlord/rental provider will complete their part of the report first and then send it to you through RentBetter.

  • An email notification is sent when the report is ready to view.

  • You can access the report via your RentBetter Tenant Portal under the 'Condition Report' section.


Filling out the Condition Report

At the start of your tenancy:

  1. Review the comments about each room and item.

  2. Check the property carefully and compare it to what’s listed in the report.

  3. Click on each area of the report and mark if you agree with each item.

    • If you want to agree with all items, you can click the tick box at the top right of the room to 'Agree all items' in that section.

    • If you don't agree, click the 'Agree' button again, and it will turn red to indicate that you disagree with that particular item.

  4. Add your own comments or photos if required.

  5. Save each area as you move through the report.

  6. Sign and submit the report via your Tenant Portal within the required timeframe (Typically within a week of moving in - check your local tenancy laws).

At the end of your tenancy:

Typically, a final inspection is carried out at the end of the tenancy, and an Exit report is completed to compare the current state of the property against the original report from when you moved in.

This is usually done together with your landlord or rental provider so you can both agree on the condition of the property and discuss any items that might need to be addressed before the bond is returned.


General FAQs

How long do I have to complete the Entry Condition Report?

Usually, you have around a week from the start of your tenancy to complete and return the report. This will vary depending on your state:

NSW - Within 7 days

QLD - Within 7 days

VIC - Within 5 business days

SA - Within 5 days

WA - Within 7 days

ACT - Within 2 weeks

NT - Within 5 business days

Can I download a copy of the Condition Report?

Once the report is completed and finalised by all parties, you'll be able to download a copy via your tenant account. Click into the Condition Report you'd like to view from your dashboard and then on the 'View Report' button to bring up the option to view or 'Download' a copy via PDF.

Who do I contact if I have questions about my report?

  • For report content or property condition concerns you contact your landlord or rental provider directly.

  • For technical help using the report in your portal, you can reach out to the RentBetter Support Team

What should I do if I don’t agree with something in the report?

If you do not agree with particular items in the report, you can:

  • Add your own comments in the relevant section of the report

  • Upload photos if necessary

  • Sign and submit the report as usual

Having your notes recorded in the report ensures your perspective is officially documented.

What happens if I don’t return the Condition Report?

If you don’t return it within the required timeframe, the landlord’s version may be considered the official record, and it could affect any bond claims or disputes, if applicable, at the end of the tenancy.

Can I upload my own photos to the report?

Yes, you can upload photos through the portal to support your comments. It’s a good idea to take clear, date-stamped photos of any marks, wear, or existing damage.
