How do Expenses work on RentBetter?
Step 1: To create a new expense, head to the My Properties page and locate the property you wish to record an expense for.
Step 2: On the right-hand side, you will see a menu underneath the Manage My Property section. Click on Expenses.
Step 3: To add your first expense, click the Record Expense button.
Step 4: Fill out the form with the relevant details, select whether the expense has been paid for and upload any attachments like receipts or invoices, then save your expense.
Viewing/Managing Your Expenses
Once you have saved an expense, you can view it in the Expenses Dashboard:
From here you can take the necessary action to edit or delete your expense, mark it as paid or bill an expense to your tenant.
Billing Your Tenant from an Expense
If you'd like to bill your tenant for the expense, click on the drop-down menu from the expense line and select 'Create Tenant Bill'. This will take you to the form to enter in the details.
You can upload any attachments you'd like the tenant to see with the bill, and enter in any other details for the bill.
If you would to bill your tenant for the amount less than the full expense, you can tick this option and you'll be able to enter the specific amount you want to bill the tenant and send it or you can save it to send at a later date.

Expenses and Reporting
When you enter an expense and save it, the details are automatically populated into your finance reports section within the platform. You can categorise your expense, and it will be displayed under the appropriate category in your report.

What kinds of expenses can I bill my tenant for?
In some states, it is more common to charge your tenant for the usage of water or utilities, whilst the landlord retains ownership of the account. If you plan to bill your tenant each month or quarter, you might like to upload the full bill and identify the relevant portion for your tenant.
Do I need to enter my RentBetter subscription payments as an expense?
Your RentBetter payments such as your monthly subscription charges, advertising fees and payments for tenant checks are automatically included as line items in your reports from an expense perspective so there is no need to add them separately into the expenses section.
What expenses can I claim back on my tax?

What does the ATO require at the End of Financial Year - Do I need to submit receipts?
The ATO doesn't require that you submit all your expense receipts when you lodge your tax return but it is a good idea to keep them on hand in case they are requested.
Typically you will need to provide the following items to your accountant:
Total income earned from each property for the financial year.
Total expenses incurred for each property during the financial year
Documentation for each expense, such as invoices or receipts.
