On RentBetter, you can manage both residential and commercial leases. This includes:
Residential Leases
You can manage a standard residential tenancy through the platform. Each state and territory government (with the exception of the Northern Territory) issues a recommended lease agreement that we have built into the RentBetter Platform for your convenience.
Once you have filled in the requirements, you’re able to view the documentation in a PDF form, which will produce the lease as you see it on the government templates.
Rooming/Boarding House Arrangements
If you’re renting out individual rooms within a property and the rooms have their own lock/key, you can manage each room separately in RentBetter. The platform provides the relevant rooming house agreement applicable to your state.
Each property in RentBetter can only have one active tenancy at a time. For this reason, if you’re managing a rooming house where each room is leased separately, the recommended approach is to set up each room as its own property and lease.
For example, you could set them up as:
Room 1 – Address
Room 2 – Address
Room 3 – Address
When adding each property, simply select “Rooming House” as the property type during setup.
Setting up each room separately makes it easier to manage individual lease agreements, rent payment schedules and tenant records, with each tenant having their own view of their lease and payments.

Commercial Leases
You can manage your commercial tenancy through the platform, including payments and invoicing. We don't offer a blank lease agreement for commercial leases and the state governments don’t provide a template either.
Commercial property leases tend to be quite unique depending on the property type or arrangement with the tenant, and therefore suggest speaking to a solicitor for a commercial agreement if you don’t already have one.
If you search for Lawpath or Lawdepot online, they can usually offer a free template that you can sign outside the platform and upload to RentBetter.
