You can easily set up and invite your tenant to use the RentBetter platform within minutes. There are two paths you might take depending on whether you and your tenant need to set up a lease agreement, or if you already have one.

How to set up your tenant on RentBetter
There are four main steps in the setup:
Step 1: Parties - Enter the names and details of the tenants and property owner.
Step 2: Payments - Set the rent amount, date of first payment, details of the bond, and any early first payment if required.
Step 3: Agreement - Enter the details of the tenancy terms, party responsibilities, and any conditions imposed on the use of the property.
(Note: If you have selected at the start of the set-up that you are uploading your own agreement, this step will not include the lease agreement creation and you'll be able to upload your own here)
Step 4: Review - Confirm the tenancy details and send it to your tenant to accept. They will receive an invitation from RentBetter to get set up on your tenancy.

Option 1 - 'I need to set up a Lease Agreement'
If you and your tenant do not have an existing lease agreement, then you will need to create a new lease agreement for the tenant to sign.
From the My Properties page, click on Lease Set Up to get started.
Add the start date of the tenancy and choose the first option option to create a new lease agreement to sign.
Click on 'Begin tenancy set up'. Some of your details will already be pre-populated but you’ll need to add in things like the tenant's details, end date, payment frequency and date of the first payment.
Fill out your bank details to allow for automatic rental payment collection through the platform.
Click to review a version of the PDF lease agreement then send a copy of the agreement to your tenant. An invitation will be sent to your tenant from RentBetter to help them get set up on the platform.
They will need to follow the instructions to set up their tenant account and complete the onboarding steps on their dashboard.
Option 2 - 'I already have a Lease Agreement in place'
If you and your tenant have an existing lease agreement, then you can select this option and then jump straight into setting up the tenancy without the creation of the agreement.
From the My Properties page, click on Lease Set Up to get started.
Add the start date of the tenancy and choose the second option option to upload a copy of your existing lease agreement.
Click on 'Begin tenancy set up'. Some of your details will already be pre-populated but you’ll need to add in things like the tenant's details, end date, payment frequency and date of the first payment.
Fill out your bank details to allow for automatic rental payment collection through the platform.
In the agreement step, you can upload a copy of your current agreement which has been signed outside of RentBetter. Once you're ready you can send an invitation to your tenant to help them get set up on the platform.
They will need to follow the instructions to set up their tenant account and complete the onboarding steps.
Tracking Tenant Onboarding
When you set up a lease your tenants will be invited to RentBetter to get set up, receiving a link via email and SMS which they can follow and connect with your lease.
When you set your tenants up on the platform, they receive onboarding notifications guiding them through the necessary steps to complete their tenancy setup. The steps are based on what you have input in your lease setup but typically these steps include creating their RentBetter account, signing the lease agreement, adding a payment method, paying the bond, making any early payments and finally, completing the condition report.
These notifications are sent directly to the tenants via email as seen in the below example. The email informs them which step in the onboarding process they are up to but you can monitor their progress through your lease set-up page.

You can monitor the tenant progress via your onboarding dashboard which can be accessed via the 'Lease set up' page.

Tenant Set Up FAQs
My tenant accidentally set up a landlord account instead of a tenant account.
Please get in touch with us via the support chat or email info@rentbetter.com.au and we can remove their account and help them get set up on their tenant account.
My Tenant hasn’t received their onboarding email.
If your tenant hasn’t received their onboarding email, ask them to check their junk or spam folder as a first step. You also might like to check the spelling of the email address to ensure it's correct. If they still are unable to locate the email please get in touch with us and we can look into things further.
If you need to update the email address of your tenant, you can do so by navigating to the "Lease set up" section and clicking on the "Edit" button located at the top right corner. Please note that you can only edit the lease if it has not been signed and finalised by all parties yet. If the lease has already been signed, please reach out to our team, and we will assist you further.
I uploaded my own agreement but my tenants can't sign it on the platform.
When you select the option to upload your own agreement you are indicating that you and your tenants have already signed an agreement outside of the platform. If you would like the tenants to sign an agreement in the platform, you will need to select the first option on the tenancy set-up.
To correct this, you can click on the 'Agreement' step in the tenancy set-up and then click on the 'Create new agreement' button on the top right which will switch the setting and enable you to create an agreement through the platform.
I need to edit the lease I sent to my tenant.
You can make edits to the lease at any point before all parties have signed. To do so, navigate to 'Lease set up' and then click on the 'edit' button in the top right.
Please be aware that if you choose to edit, all existing signatures will be voided, and you will be required to resend the lease to your tenants for everyone to sign again.
I am trying to set up multiple leases on my property.
You can only have one active lease per property. If you have multiple tenants and would like to set them up on separate agreements like in a 'sharehouse' style arrangement, please let us know and we can guide you through how to set this up on the platform.
