Once your tenant has completed onboarding and the tenancy is active on the platform, you’ll be able to manage and make changes to the tenancy as needed.
This may include:
Adjusting the rent amount
Creating a new lease agreement for tenants moving in/out
Updating the payment processing date
Ending the tenancy

Tenancy Dashboard
Once your tenancy is active, you’ll be able to access your Tenancy Dashboard, which provides a quick overview of everything happening within your tenancy.
From here, you can easily view key tenancy information and stay up to date with any ongoing activity or updates.
You can access your Tenancy Dashboard in two ways:
Via the left-hand navigation menu
Go to Manage Property, click Tenancies, then select your tenancy from the listVia your property page
Open your property and, under the Manage My Property tab, click on your tenancy.
The Tenancy Dashboard displays key information about your tenancy, including tenant details, rent amount and frequency, lease agreement details, bond information, bills and expenses, condition reports, and maintenance activity.
You can click into each section to navigate to the relevant feature, such as the rental payments page, where you can view more detailed information and manage.
Example - Click on 'View rent schedule' to navigate to the rental payments page:
Types of Tenancy Changes
🏡 Set up for Future Tenants
Select this option if you want to create a brand new tenancy for new tenants moving into your property.
The new tenants will be invited to join RentBetter and connect to your tenancy through the onboarding process.
Please note: This option should only be used when all existing tenants are vacating and entirely new tenants are moving in.
If you are adding a tenant to an existing lease or renewing a lease with current tenants, you should select New Lease Agreement instead.
📝 New Lease Agreement
Select this option if you would like to:
Send an updated lease agreement to your current tenants
Renew an existing lease
Add or remove tenants from the agreement
You can also:
Adjust the rent amount
Update the lease term
Make other changes to the lease agreement
Once the updated agreement has been signed by all parties, the changes will automatically apply to the tenancy.
💰 Adjust Rent
Select this option if you would like to change the rent amount without creating a new lease agreement.
This will generate a rent adjustment notice that you can sign and send to your tenants.
Your tenants can review and acknowledge the notice through their tenant account. Once accepted, the updated rent amount will automatically apply to the rent schedule.
🕒 Change Rent Payment Processing Date
Select this option to change the day your tenant’s rent payments are processed on an ongoing basis.
This applies to regular recurring payments only and does not apply to one-off payment requests.
You’ll be able to:
Select a new processing date offset from the dropdown menu
Choose when the change should begin
Include an optional explanation or comment for your tenant
For any one-off payment changes, please contact the RentBetter team.
📆 Extend Lease Term
Select this option if you would like to extend the tenancy end date without issuing a new lease agreement.
You’ll be able to:
Select a new lease end date
Send the extension request to your tenants for agreement
Please note: This option only extends the lease term and does not end the tenancy or stop rent payments. If your tenants are vacating the property, select End Tenancy instead.
🛑 End Tenancy
Select this option to end the tenancy and stop future rent payments.
You’ll be able to:
Select the tenancy end date
Sign and send the termination notice to your tenants
Once confirmed, the lease and rent schedule will end based on the selected date.
How to Make a Change to a Tenancy
Tenancy changes (also referred to as Adjustments) can be made from either your Tenancy Setup or Dashboard page in your RentBetter portal.
If your tenancy is active, click the Actions button to open the tenancy actions menu and view available options.
Select the relevant option from the list and follow the on-screen steps to complete and submit the changes.
Once your tenant has signed or agreed to the change, it will automatically be updated in your tenancy.

What is the difference between onboarding and active tenancy?
Onboarding tenancy: You can still edit details and invite tenants
Active tenancy: The tenancy is live, and you can manage ongoing changes such as rent adjustments or lease updates
How can I stop the rent payments for my tenant?
If your tenant is vacating, you will need to take the steps to end the lease and payments in the platform. Navigate to the Tenancy setup page, and then select 'End Tenancy' to follow the steps to send the termination to your tenant.
Once accepted the tenancy will be ended in the platform on the date you have selected and no further payments will run.
How can I edit the adjustment I sent?
If you have sent an adjustment to your tenant (such as a new lease agreement, rent change, or termination) and need to make changes, you can do so from the Tenancy Setup section.
Click View Adjustment, then on the next screen select the Edit button in the top right corner. You can update the details as needed and then resend it to your tenant for signing or acceptance.
If the adjustment has already been applied, you will need to either create a new adjustment or contact the RentBetter team for assistance.
How can I add another tenant to my existing tenancy?
You can add additional tenants to your tenancy by going to Tenancy Setup, clicking the Actions button, and selecting New Lease Agreement from the list.
Follow the on-screen steps to enter the updated details, then send the revised lease for all parties to sign.
One of my tenants is moving out. How do I remove them?
You can remove a tenant from your tenancy by going to Tenancy Setup, clicking the Actions button, and selecting New Lease Agreement from the list.
Follow the on-screen steps to indicate which tenant is moving out, then send the updated lease for all remaining parties to sign.
How can I update my existing tenant's details?
If you need to update your existing tenant’s details -such as their name, email, or phone number - you can do so in a couple of ways:
If your tenancy is still in the onboarding stage, click the Edit Tenancy button on the tenancy setup screen. This will open editing mode, allowing you to update the details and resend the setup to your tenant.
If your tenancy is active, you can either contact the RentBetter team for assistance or ask your tenant to log in to their tenant account and update their details directly.
